Property on rent or creating ownership right?
Call from Doha at 2 in nightWhen you take a small secured loan of a few lakhs rupees, you sign a 36 pager agreement , give this document and that document and blank cheque etc.But, when you give your property costing in Crores, on rent, you get a 2 page printed copy given by your dealer and deal is done, isn't it?Totally, unsafe.Yes, sometimes u get it registered. But registered what landlord right or tenant rights? Don't know.Happy to pay one month rental as commission but no legal vetting of documents.Penny wise pound foolish.Recently, I got a call at 2'o clock in night from school senior in Doha, whose tenant created ruckus and refused to vacate the house after completion of agreed tenancy period in a super posh society in Gurgaon.He wanted to take legal action but when I went through the rental agreement it was a big mess.House costed 5.5 cr, per month rental 85 K and legal fees zero.Now if matter goes in court, where agreement is in favour of Tennant, cost will be lakhs and eviction will be long fought battle.Solution: Get rent agreement vetted today by legal expertDr. Ajay Kummar Pandey
